By booking Hidden Gem Homes, guests agree to terms and conditions outlines here

1. Pets and illegal substances are not allowed in the property
2. No guests, other than those stated in check in forms, shall occupy the property
3. A copy/picture of your ID or passport is mandatory
4. There should be no parties, or noisy events of any kind in the property
5. Refrain from Loud Noise
6. The sofas should not be used as a bed
7. All stays from 4 weeks and above are subject to a refundable security deposit, which is 20% of the first month’s stay
8. Handle all items with care. If there is any damage on the property and its contents by you, you shall be billed the total cost of items, including deducting from your security deposit
9. Cleaning services are offered once a week
10. Check out is at 10am. Call 0705158971 an hour before to hand over the keys. An
    extension from the stated check out time will attract a half of the total night cost
11. Before leaving, turn off all electronics, lights. Lock the windows and lock the doors, then
    return the key in the lockbox, or hand over to authorized representative
12. We do not offer refunds. Any changes to reservations, including cancellations and
    modifications, are subject to fees or penalties

Cancellation Fees and Penalties

       i. Guests will receive a full refund for a booking starting from 2 weeks ahead if they cancel within the first 24 hours after booking

      ii. No refund shall be made for a cancellation if the guest has already occupied the apartment

     iii. If the guest cancels a booking 2 weeks before check in, they shall be deducted 50% of the total stay

     iv. If the guest cancels a booking 1 week before check in, they shall be deducted 80% of the total stay

     v. If the property experiences destruction that is not caused by the guest, the company shall refund the guest the total amount for the remaining nights

13. Guests are prohibited from subletting the property to others without explicit permission from the company

14. The company reserves the right to evict guests who violate the terms and conditions of the rental agreement or illegal activities without refund or compensation

15. Any changes to reservations, including cancellations and modifications are subject to fees or penalties as outlines in the rental agreement

16. Guests must allow the company representatives access to the property for maintenance, cleaning and emergency situations

17. Guests must park only in designated parking areas and comply with parking regulations

18. Long term guests are required to sign a Long-Term Agreement form with personalized details, including discounts, bill payment, and facility use. The Long-Term Agreement Form is regulated by our terms and conditions. This contract defines long term Guests as guests who are to stay for 3 weeks and above

19. The company is not liable for any disruptions or cancellations arising from  enforceable events, including natural disasters, terrorism acts or government regulations

20. Any disputes arising from our rental agreements will be governed by the laws of the jurisdiction where the particular property is located

21. All reservations are subject to confirmation by company representatives through an email, or a short message service

22. Failure to adhere to checkout instructions as per the check-in and check-out guide, you shall be held accountable for any loss or damage of property resulting from unauthorized access to our apartments, including theft instances, and burglary
